Can I replace my existing roof with a standard weight concrete roof tile?
In most cases the answer is yes. The first step is choosing a licensed roofing contractor. After you have chosen a roofer, he needs to get into the attic of the house. Inside the attic measurements will need to be taken. Rafter sizes, rafter spans, bracing, etc. The measurements are then taken to a State Certified Engineer. The engineer will calculate the measurements adding any additional structural work needed in order to carry the added weight of the tile.
It’s now time for the next step. Removal of the existing roof. If there is not a solid roof deck under the existing roof, either ½ inch or 5/8inch sheathing is required. At this time any additional bracing to the attic would be done.
Most tile manufactures only require a single layer of ASTM 30# roofing underlayment, however it wouldn’t hurt to talk to your roofer about installing a 2-ply system (2 layers).
In all valleys (where water drains down roof) always install new 24 inch galvanized valley metal. Unlike composition shingles, tile requires two roof flashings per roof vent pipe. One flashing over the paper and one flashing on top of the tile.
Next, the roofer will load the tile chosen onto the roof and begin installation.
Remember that no actual work should begin until all proper city building permits are obtained. It is also a good idea for the homeowner to know if the roof should be installed to the tile manufacture and city high wind spec’s.
Here’s a thought. Your new tile roof will more than likely be your last roof . Take your time looking at other roofs with tile. Consider the color of your stucco, trim, and landscape when choosing the style and color of the roof tile.
